New townhouse development proposed for vacant lot in East Guelph

Developer wants to cluster 44 townhouses on Cassino Avenue just east of Victoria Road

A vacant lot just east of Victoria Road North could accommodate 44 cluster townhouses.

Officially listed as 103-105 Victoria Rd. N., the property currently comprises a large vacant space behind two existing houses at the northeast corner of Victoria Road and Cassino Avenue. It is currently empty, surrounded by brush, with a small abandoned storage building sitting in the corner.

Gemini Homes has filed a zoning by-law amendment application to change the zoning of the property from its current urban reserve zoning to specialized zoning of residential cluster townhouses.

The existing homes on the property currently fronting Victoria Road will be retained and a new entrance to the proposed townhouse complex will be created on Cassino Avenue.

The two- and three-story townhouses would be split into six blocks, with six to eight units per block, on a 2.4-acre portion of the 3.95-acre property. They would be between 1,600 and 2,000 square feet in size, with the two-story homes facing Cassino and those three stories further back.

Another detached house is planned on the corner of Victoria and Cassino.

A public on-demand meeting will be held at the city council planning meeting on September 13.
